Welcome to the official website for the Mirada Community Development District (CDD). This site is funded on behalf of the Community Development District in an effort to help educate the general public about the services provided by the district, and to highlight the other agencies involved in the day-to-day operations of the community. These agencies include, but are not limited to, Pasco County and the homeowner's associations.

Mirada Community Development District Disclosure

Please be advised that the Mirada Community Development District (the “District"), a local unit of special purpose government created under Florida law, has constructed and is responsible for the maintenance of certain improvements, infrastructure, and facilities within the District. The District financed this construction through the sale of tax-exempt bonds, a form of public financing. As a result, and in accordance with applicable federal and state law, all District-owned improvements, infrastructure, and facilities are and shall remain open and accessible to the general public. Should you have any questions on this matter, non-resident user fees applicable to District recreational facilities, or any other general District issue, please feel free to contact the District Manager.

Feature Fountain Update (9/2/25)

The feature fountains, also known as 'whirly gigs,' are currently undergoing repairs by the contractor. These repairs are being managed and overseen by the developer, who is the primary stakeholder in funding this work. This is a complex and extensive project, and while we have received tentative timelines, many of them have been subject to change.

Our current rough projection is to have all fountains, with the exception of Fountain 6, operational and transferred back to the CDD by January 1. Please note that this is a tentative goal and could be subject to change. In the interim, the fountains remain entirely under the developer's purview, and we are not directly overseeing their maintenance or the repair project. However, upon completion of the work, thorough walkthroughs and reviews of all fountain systems will be conducted, and punch lists will be generated from these inspections.
